Our not your average size you'd find in Buffalo, NY - they are larger units that come with an open living room and large ceilings, letting in natural lighting throughout. Our 1- and 2-bedroom apartments average from 800 – 1,200 sq. ft. Check out our floor plans page to see the various layouts. Some units even have a private balcony!

While we love our furry friends, 100 South is focused on keeping a clean and quiet environment for all residents, and we do not allow pets to live in our apartments.

The application fee is only $20 per occupant or guarantor.
Application fee of $20 to apply, security deposit when approved and first months rent at move in.
There will be a required deposit to hold a unit in your name at the time of the application. Please see out rental criteria.
Each adult applicant (18 years of age or older) must submit an online application through our secure application portal.
Applicants are subject to a credit and criminal background screening and will be charged a nonrefundable $20.00 application fee to cover the cost of the screening.
Approval is based on the rental criteria outlined herein.
Rental History
Previous rental history may be reviewed and verified. Unsatisfactory rental history, including a documented pattern of lease violations, unpaid rental obligations, or property damage, may affect eligibility.
Income History and Verification
- Applicants must upload written proof of a combined gross monthly income equal to at least three (3) times the monthly rent.
- All lawful sources of income will be considered if they can be verified in writing.
- Full-time students may be required to provide a qualified co-signer.
Credit History
As part of the application process, a consumer credit report, including the applicant’s FICO® credit score, will be obtained.
Generally, applicants should:
- Have a credit score of 600 or higher;
- Have satisfactory income and rental history;
- Not have unpaid utility collections; and
- Demonstrate an overall ability to meet financial obligations.
Applicants with credit scores below 600 or limited credit history may still be considered based on the overall application and may be required to provide a qualified co-signer or satisfy other reasonable conditions.
Applicants with an active bankruptty that has not been discharged may not qualify; however, applications will be reviewed on an individual basis consistent with applicable law.
Information appearing on the credit report, including previous addresses and employment history, may be verified during the application process.
Credit reports provided by applicants will not be accepted if they are more than thirty (30) days old.
Co-Signer Requirements
Co-signers must:
- Complete a separate rental application;
- Pay the required application fee;
- Have a minimum credit score of 600;
- Demonstrate gross monthly income of at least three (3) times the monthly rent;
- Upload a valid government-issued photo ID; and
- Upload acceptable proof of income.
Employment History and Verification
Applicants and co-signers must upload at least one month's recent pay stubs or other acceptable documentation verifying income.
Self-employed applicants or applicants receiving 1099 income must upload their two most recent federal tax returns or other acceptable documentation demonstrating income.
If the applicant is a business entity, the lease must be personally guaranteed by an individual acceptable to the landlord.
Final Determination
Each applicant’s circumstances are unique. Accordingly, First Amherst Development Group, LLC and its affiliates require a completed application before a determination can be made.
Meeting these criteria does not guarantee approval, and failure to satisfy one or more criteria does not necessarily result in denial.
First Amherst Development Group, LLC reserves the right to request additional documentation reasonably necessary to complete the application review.
All decisions are made in accordance with applicable federal, state, and local fair housing laws.
